Construction Administration

As part of your team, Town West Design Development, Inc. will support your project during all construction phases by:

Scheduling: TWDD will assign responsibility for Owner issues, Design team timeline, building permit timeline, long lead items and construction issues.

Budgeting: We will provide reliable cost estimating, budget for anticipated costs, establish design, budget, and construction contingencies, and track changes.

Value Engineering:  TWDD will play an active role and be your resource to provide product alternatives and suggest other means and methods that will add value to your project without compromising design.

Providing Construction Input:  We will provide review construction to identify potential problems and provide solutions.  We will review sequencing of the work, site logistics, and construction documents.

Construction Documents

Town West Design and Development, Inc. has a B-1 General Construction license no. ROC182630. This license under the Arizona Registrar of Contractors enables TWDD to perform construction on any size or type of building construction in Arizona limited only by current bonding capacity. The qualifying party for this license is Raul Reyes, vice president and principal architect of Town West.  By maintaining a dedicated staff of construction supervisors and using quality subcontractors, Town West is able to effectively manage demanding projects, schedules, and budgets.

Bidding

TWDD will solicit qualified subcontractors to provide a bid under a uniform contract form.

Invitation to Bid: TWDD will solicit qualified subcontractors to provide a bid under a uniform contract form.

Instruction to Bid: We will provide documents defining the scope of the work, general requirements, insurance requirements, and value engineering provisions.

Subcontractors: TWDD will execute subcontracts that identify amounts, scope of the work and responsibilities of the selected subcontractors.
